Concerns of local residence include but are not limited to:
Size Increase from 1,500 seats to nearly 10,000 plus grass area.
No Community Consultation with local residents, NT Planning Commission or the Ludmilla School, yet the project has been put out to Tender.
Noise impact - noise was a problem when the seating capacity was 1,500. What will is be like when that number is 7 times worse and hosts Concerts, Community Events and Entertainment as well as sports? Not only will the noise be louder but more frequent than what was originally in place. At 1,500 seats we would have to close our windows in the dry season to reduce the noise to sleep, a significant number of houses in this area are of tropical design.
Traffic impact - The roads in the Richardson Park area are already narrow and dangerous. Local roads have speed bumps and chicanes continuously, reflecting the traffic issues in this area. How can we be assured that increased traffic flow will not occur in Douglas Street, Hudson Fysh Avenue and surrounding streets?
Not economically Sound - We are told that a Marrara option is unaffordable, yet the 2012 NTRL Proposal to move to Waren Park at Marrara estimated the cost to be $16 Million, surely this is within reach of the current project allocation.
Location - Would it not be a good idea to have all Sporting Facilities in the Marrara area? Marrara is the sporting and community events hub, centrally located for all of Darwin. Why replicate the Marrara services in another residential area, especially as it is not purpose built with noise and environmental mitigations.
Small Community area to squeeze in large events - Our local community already hosts Fannie Bay Races, does it really need another?
Ludmilla School loses a significant part of their playground and oval. Future growth of the school resulting from urban development, for example the RAAF housing precinct, are not being considered with the reduction in school grounds.
No Buffer Zone - unlike Marrara, there is no buffer zone between the facility and neighbouring residential properties. This is important for noise, parking, traffic and light.
No Open Space - The NT Planning Scheme has a standard 10% open space within the zone, yet Ludmilla currently stands at 2.68%. The development will preclude future improvements to open space.
Environmental Impact- What is the environmental impact, particularly with the extra traffic and parking? I believe NT Government themselves had previously identified that there are local fish and plant species unique to the mangrove area and that this was a previous reason not to expand Richardson Park.
Lighting Towers - the lighting at Marrara is significant, and it is assumed that similar structures will be required. This will be disruptive at night and a permanent eyesore during the day.
NTRL - a proposal in 2012 clearly stated that the NTRL, with the support of the Australian Rugby League Commission, should move to Warren Park in Marrara. Why not continue with this proposal?
Salt issues - the grounds at NTRL over the years have struggles with salt in the soil requiring continuous and expensive upkeep. This will be detrimental to any grass playing surface in the new stadiums
Lifestyle - with the extra noise, lighting and traffic congestion, what will be the impact on the Lifestyle of those in the area? How will the expected reductions in property values be compensated?
Has due-process been followed?
Car Parking – I believe all new developments must provide car parking, where are the car parks for 10,000?
Mental Health – What will the impact be with the change of lifestyle?
